Severn Maryland

Sold in Severn to Support a Charitable Cause

Jerry helped the seller save $37,125 on the transaction.

This home, located at 1312 Lone Pine Trail in Severn, Maryland, was recently sold by Jerry Kline, listing agent, Keller Williams Flagship of Maryland. The home was donated to the Sterling Charitable Gift Fund Trust several years ago, and the trust recently chose Jerry to liquidate the asset to more fully support the group’s mission.

The recent sale of Jerry Kline’s listing at 1312 Lone Pine Trail in Severn, Maryland, has extra special meaning for those involved. Many needy people will benefit from the sale of the home because the seller, an IRS Section 501(c)(3) non-profit organization, will use the sale proceeds to bolster the organization’s philanthropic mission.

Jerry’s listing client, Sterling Charitable Gift Fund Trust, is an organization established to promote a variety of educational and cultural projects and provide emergency relief funds to those in need. The home was donated to the group several years ago, and the trust recently chose Jerry to liquidate the asset to more fully support the group’s mission.

Because the trust’s administrators are located outside Maryland, they needed help preparing the property for sale. So, Jerry worked to line up various contractors to tackle the painting, flooring and miscellaneous repair work. The end result was an updated and appealing colonial-style home that generated maximum funds for the group’s mission.

One particular step Jerry took saved the group $37,125 on the transaction. The state of Maryland normally charges an extra 8.25 percent property sales tax on homes sold by owners who live outside the state. But Jerry was able to help the non-profit avoid that charge by facilitating a partial property sales tax waiver for the client. Obtaining the waiver was tricky and time consuming. But the end result means more needy people will benefit from the additional sale proceeds.

Ed & Christine celebrate the purchase of their new Sykesville, Maryland, home with Jerry Kline (left), realtor, Keller Williams Flagship of Maryland. Jerry also helped the couple sell their former home in Severn, Maryland, as part of the couple’s relocation.

Ed & Christine were tired of living in the hustle and bustle of the frenetic Baltimore-Washington, D.C., corridor. On weekend camping trips to the serene countryside of Carroll County, Maryland, they began to consider what it would be like to move from their Severn, Maryland, home and adopt a slower-paced lifestyle in a quieter, more tranquil location, far away from the noise, traffic and demands of urban living. To make the switch, they contacted Jerry Kline, realtor with Keller Williams Flagship of Maryland.

Jerry had helped the couple sell their investment property in Pasadena, Maryland, a few years ago, so their established relationship helped ease Ed & Christine’s transition to a new location. Jerry recently sold the couple’s former home at 7707 Brasswood Lane in Severn -- in two weeks and for full asking price. And the couple just finalized the purchase of their new, spacious colonial in Sykesville, Maryland.

Ed and Christine are so happy with the result!

Ed & Christine’s former home drew multiple purchase offers as soon as it hit the market. The magnificent 4,200 sq.ft. custom colonial has every conceivable upgrade. Offering sophisticated elegance at every turn, the home featured a 20-foot ceiling on the main level, acres of hardwood flooring and a gourmet kitchen. The home also boasted a luxury owner's suite, two family rooms, and a park-like, fenced backyard with garden, patio, fire pit & treehouse.
