The recent sale of Jerry Kline’s listing at 1312 Lone Pine Trail in Severn, Maryland, has extra special meaning for those involved. Many needy people will benefit from the sale of the home because the seller, an IRS Section 501(c)(3) non-profit organization, will use the sale proceeds to bolster the organization’s philanthropic mission.
Jerry’s listing client, Sterling Charitable Gift Fund Trust, is an organization established to promote a variety of educational and cultural projects and provide emergency relief funds to those in need. The home was donated to the group several years ago, and the trust recently chose Jerry to liquidate the asset to more fully support the group’s mission.
Because the trust’s administrators are located outside Maryland, they needed help preparing the property for sale. So, Jerry worked to line up various contractors to tackle the painting, flooring and miscellaneous repair work. The end result was an updated and appealing colonial-style home that generated maximum funds for the group’s mission.
One particular step Jerry took saved the group $37,125 on the transaction. The state of Maryland normally charges an extra 8.25 percent property sales tax on homes sold by owners who live outside the state. But Jerry was able to help the non-profit avoid that charge by facilitating a partial property sales tax waiver for the client. Obtaining the waiver was tricky and time consuming. But the end result means more needy people will benefit from the additional sale proceeds.
