25 of the 29 Maple Ridge Homes Sold in 2015 Were Duplexes

The number of homes sold in the Odenton, Maryland, subdivision of Maple Ridge fell 24 percent in 2015, while the median sale price of homes in the community remained at $225,000.

Sales data released by Real Estate Business Intelligence (RBI) show that the number of attached units sold in Maple Ridge dropped 17 percent, from 30 homes in 2014 to 25 homes in 2015. The amount of time needed to sell Maple Ridge homes in 2015 increased 8 percent from the year before, from 60 days to 65 days, on average.

Only four detached, single family homes sold in Maple Ridge in 2015. Five such homes sold during the previous year.

Maple Ridge is one of the older, more affordable communities in Odenton, which is adjacent to the vast Fort Meade military complex. Maple Ridge is located just east of Kings Heights, bordered by Odenton Road on the north and by Waugh Chapel Road on the south.

Maple Ridge is comprised mainly of colonial, split-foyer and rancher/rambler style homes. Most homes in the community were built between the early 1960s and the early 1970s.

According to RBI, 10 of the 29 Maple Ridge homes sold in 2015 were three-bedroom units. The remaining homes sold were four bedroom units.

Seven of the 29 Maple Ridge homes sold last year were bank-owned properties that had been through the foreclosure process. The rest were standard sales.

Townhome Prices Dropped 4.5 Percent Last Year; Single Family Home Prices Rose 1.5 Percent

Year-end home-sales figures for Odenton, Maryland’s, Chapel Grove neighborhood show home sales remained steady in the community in 2015, but townhome prices significantly lagged those of single-family homes, compared to the previous year.

Statistics supplied by Real Estate Business Intelligence (RBI) show that 14 homes sold in Chapel Grove in 2015 – six single-family detached homes and eight townhomes. Average sale prices for detached homes rose 1.5 percent (to $634,638) from 2014, while average sale prices for Chapel Grove townhomes dropped 4.5 percent (to $365,125).

The sale of townhomes has been remarkably consistent in Chapel Grove over the last four years, with either eight or nine such homes sold in each year from 2012 to 2015. Over the same period, sales of single family homes has varied from a low of three homes in 2014 to a high of 10 homes in 2013.

The average number of “days on market” for Chapel Grove homes sold last year fell from 2014, from 95 days to 83 days. Of the last four years, homes sales were strongest in Chapel Grove in 2013, when 19 homes sold with an average days-on-market of 67 days.

Chapel Grove is comprised of 252 luxury single family homes and 159 townhomes built by Winchester Homes between 2002 and 2009. The homes are located near Fort Meade, Maryland, and are situated on well-planned sites that are surrounded by preserved woodlands and open space for recreation.

The number of homes sold in Odenton’s Seven Oaks community jumped 14 percent in 2015, increasing to 117 homes from 103 homes sold in 2014.

The median price for Seven Oaks homes remained flat in 2015 at $270,000.

Attached units – including townhomes, duplexes and condominiums – led the increase in sales, rising from 87 homes in 2014 to 103 homes last year. The sale of detached, single-family homes dropped slightly to 14 homes in 2015 from 16 homes the previous year.

Another slightly negative trend for Seven Oaks homes was that they sold more slowly last year, on average, than the year before. The average Seven Oaks home sold in 58 days in 2014; in 2015, the average “days on market” was 62 days.

Located directly across MD Route 175 from the huge military complex at Fort Meade, Maryland, it’s not surprising that the Seven Oaks community remains extremely popular with retired and active-duty military personnel. According to the sales data, supplied by Real Estate Business Intelligence (RBI), 34 Seven Oaks homes were purchased in 2015 by buyers using VA financing.

Forty-two Seven Oaks homebuyers used FHA financing, 32 buyers used conventional financing and 7 buyers paid cash for their properties in 2015.

Of the 117 homes sold in Seven Oaks in 2015:

- 1 was a two-bedroom home;

- 72 were three-bedroom homes;

- 34 were four-bedroom homes; and

- 10 were condominiums.

The increase in home sales in Seven Oaks in 2015 defies last year’s trend in Piney Orchard, another large residential community in the Odenton-Fort Meade area. The number of Piney Orchard “attached” homes – townhouses, duplexes and condominiums – dropped 10 percent (from 225 homes to 202 homes) from 2014. Five detached, single family homes sold in Piney Orchard in 2015 versus seven such homes sold in 2014.

Median sale prices for homes sold in Piney Orchard in 2015 rose 1.87 percent over 2014. The average price of an attached Piney Orchard home was $297,205 in 2015. The average price of a detached home jumped 19 percent in 2015 to $442,670; however, that increase was based on only five home sales.

One positive sign for Piney Orchard homeowners is that homes in the community sold much quicker in 2015 than the year before. According to the RBI data, the average “days on market” for a home sold in Piney Orchard dropped 12 percent in 2015, from 66 days to 58 days, from 2014.

Of course, as always, homes that are priced at market value sell much faster than those priced above market value.

Of the 202 Piney Orchard homes sold last year, 111 were sold to buyers who used conventional financing, 46 were sold to buyers using VA financing, 25 were sold to buyers using FHA financing and 16 were sold to buyers paying cash.

Of the 202 Piney Orchard homes sold last year:

- 7 were two-bedroom properties;

- 99 were three-bedroom properties; and

- 23 properties had four or more bedrooms.

Seventy-eight Piney Orchard condos sold in 2015, for an average price of $231,804.
